I thought if you were undefeated and a district champ you got a home game for sure first round, correct?

All district champs host the 1st Round game. Doesn't matter if you are an undefeated district champ or have 1 loss. District champ is a district champ.

For the first round games:
- When a district champion plays a district runner-up, the district champion will be the home team. - - When a district champion plays an at-large qualifier, the district champion will be the home team.
 
The only thing for sure is a district champion will not play the district runner up from same district in 1st rd but the district champion could play the WC team from the same district. So if Alb and New London are the WC teams, New London could go back to Lynville and Alb could go back to Wapsie. It happened last year in district 4.
 
A little further down in the manual it states procedures for schools that share facilities if both should be hosting their respective game. I think this is why the added the "have the opportunity" part. There may be other factors as well but this one is spelled out.

Not sure if the host school could choose to play at an alternate site or not, but that could be another reason for the choice of words.
 
I agree and with the weather in recent weeks some teams might look to move games to artificial turf, such as belle plaine vs gladbrook
